Realty Hub forms as well as Far Bar Forms can be found in the “Realty Hub Public Folder” on Dropbox in the folder named “Forms.” 

When you first joined Realty Hub, a link is/was sent to you in your welcome email with the subject heading: “Welcome to Realty Hub! (SAVE THIS EMAIL)”. Additionally, Dropbox also sent you an email with the link.  

The $100 transaction fee is usually paid at closing through the title company/attorney handling the closing of the real estate transaction. Our template Commission Disbursement Order gives them instructions to mail it to us at a specified address.

Here are other ways to pay the transaction fee:

1. Deposit the $100 transaction fee at any local Wells Fargo Bank. Our bank account number is found in Dropbox > Realty Hub Public > Important Info > Realty Hub Important Info (Account #: 1122504796)

2. Mail a $100 check to our mailing address (see above)

    I.  Commission Waiver / Contribution Letters

Step 1:  Check with the lender (if applicable) to see if they allow agents to contribute commission towards the real estate transaction. Confirm any allowable amounts or limitations.

Step 2:  Check with the Title Company/Attorney on procedures necessary for an agent to contribute commission towards to the real estate transaction.

Step 3:  Draft a letter using language and content that is approved by both the lender and Title Company/Closing Attorney. Realty Hub’s $100 Transaction Fee must be addressed in the letter or it can be sent to us through our Pay Fees link before we issue the broker’s signature.

Step 4:  Upload the letter to your Agent Dropbox folder. Send an email to [email protected] to request for the broker’s signature on the letter.

   II.  Commission Disbursements, Disbursement Authorization, etc.

If your signature request is related to being paid at closing / Commission Disbursement Form (CDF), please follow the steps outlined in the “Getting Paid” section below.

  III.  General letters, write a statement, give authorization, etc.

Step 1:  Create the document requested

Step 2:  Get approval of final draft from the requesting party

Step 3:  Send an email to [email protected] to request a broker signature on the document

  IV.  Forms and filling out forms

Step 1:  Please fill out the form entirely. If you need the broker’s info, license, etc., please find it on Dropbox > Realty Hub Public > Realty Hub Important Info

Step 2:  Send an email to [email protected] to request the broker’s signature on the document

We do not maintain an escrow account and would recommend using a title company or attorney to hold any transaction related funds.

Please complete your 1099 info via this link.

We have sent you a notice in January with the above link. Once the 1099 is complete by the agent, our CPA will then process and completed 1099’s will be placed in your agent folder at Dropbox.

As noted in your Welcome email, it is the Realty Hub agent’s responsibility to keep track of all earnings.

Please refer to Chapter 27 of Title 34, Code of Ala. 1975 and the rules promulgated by the Alabama Real Estate Commission.

Here is what the License Law says about advertising. It is as violation of law to:

Section 34-27-36(6) Publish or cause to be published any advertisement which deceives or which is likely to deceive the public, or which in any manner tends to create a misleading impression or which fails to identify the person causing the advertisement to be placed as a licensed broker or salesperson.

Section 34-27-36(15) If a qualifying broker or company, to allow a salesperson or associate broker licensed under him or her to advertise himself or herself as a real estate agent without the name or trade name of the qualifying broker or company appearing prominently on the advertising; or if the licensee is a salesperson or associate broker, advertising himself or herself as a real estate agent without the name or trade name of the qualifying broker or company under whom the salesperson or associate broker is licensed appearing prominently on the advertising.

Paragraph 6 is clear that advertising cannot deceive the public, cannot be misleading and must identify the licensee causing the advertisement to be placed.

Paragraph 15 says that a salesperson or associate broker must include the name or trade name of the qualifying broker or company under whom they are licensed, and that the name or trade name must appear prominently. So, what does that mean? It means that the licensee can use the qualifying broker’s name, the legal company name or the trade name of the company.

For branch offices, use either the company name with the branch identifier such as ABC Realty East Branch or the company name without the “East Branch” identifier. A salesperson at a branch can put either ABC Realty on the sign or ABC Realty East Branch. The qualifying broker of the company for ABC Realty is as responsible for the actions of this salesperson as is the qualifying broker at ABC Realty East Branch. The main office can always refer a customer to the East Branch if necessary.

What about franchise names? If you just put ReMax, Coldwell Banker, Century 21, etc. on your advertising but your company license name is ReMax ABC Realty, Coldwell Banker ABC Realty or Century 21 ABC Realty, then obviously using just the franchise name does not help a consumer know which company is being identified. In this case, use the ABC Realty with your franchise name. Suppose your company is licensed in reverse as ABC Realty DBA Century 21? Can you just use Century 21 in this case? Under the law, yes. Common sense would tell me that I would include the ABC Realty part to distinguish my company from other Century 21 companies.

Finally, don’t forget the prominent part. Don’t make the company name, trade name or QB’s name so small it can hardly be seen. Use your judgment and if you are unsure, send a picture to the Commission and we will evaluate it for you. Usually, if you need to ask, then it likely is not prominent. Right?

About Dropbox

It is an online folder containing documents, logos, forms, and important information about Realty Hub. This is a public folder. If you upload to this folder, all Realty Hub agents will be able to see these files.

Getting Paid

Paid at Closing allows for you to receive a commission check payable in your name at the day of closing directly from the title company or closing office.

1. Check with the Closing Attorney to see if they accommodate Paid at Closing.

2. If so, please fill out the following forms and upload to your agent Dropbox folder:

3. Upload all of the applicable transaction files to your agent Dropbox folder. Mandatory files are in BOLD:

4. Send an email to [email protected] to request a broker signature for the Commission Disbursement Form.

* Please don’t wait until the last minute to request the signature, we recommend 2 business days. Once the signature is issued, send the executed form to the closing agent. DO NOT EMAIL US ANY DOCUMENTS! Upload everything to your Dropbox folder.

This is a form with instructions given to the title company/closing office on how the real estate commission should be disbursed.

Commission Payment

Scenario 1 (slow): The commission check is mailed to Realty Hub

Scenario 2 (fast): The commission check is given to the Realty Hub agent

  • Please take the check to any local Wells Fargo Bank and deposit it into our account #: 1122504796
  • Endorse the back of the check: “For Deposit Only”
  • Realty Hub will pay you via Direct Deposit. Please see: “How do I get paid via Direct Deposit?”

1. Upload a copy of the referral agreement to your Agent Dropbox Folder
2. Request payment by sending an email to [email protected] with the following information:

     a. Referral Commission amount
     b. Who is sending the referral
     c. When was the referral sent
     d. Where was the referral sent to

3. Realty Hub will pay you via Direct Deposit. Please see the question below: “How do I get paid via Direct Deposit?”

Option 2. Fastest method – Deposit at a local Wells Fargo bank

  • Kindly keep the deposit slip and upload it when you fill out the Commission Information Form

Note: It is our office policy to wait 5 business days for funds to clear the bank

This is our mail processing facility. They scan, process, and deposit all commission checks. Agents should expect to be paid within 2 weeks for any checks sent here.

We pay via Direct Deposit to your Bank Account. Here’s how:

1) Upload all APPLICABLE transaction files to your agent Dropbox folder.

We will contact you once we’re able to establish a direct deposit date or if we need more information. Please note that Direct Deposits scheduled on any business day before 6 PM Eastern Standard Time (EST) will be received the next business day.
